At the start of a new tenancy, a record should be made of the contents and overall condition of the property. This is known as a property inventory and if signed by both the landlord and the tenant, it will have the status of a binding legal agreement. It is imperative that the information recorded in the property inventory is therefore accurate and thorough.

This benefits the interests of both the landlord and the tenant by assisting with the settling of any disputes at the end of a tenancy. The inventory serves to prevent or limit disputes over the return of deposits at the end of a tenancy. A good inventory is proof of the state of the property at the beginning of the tenancy and, the more detailed the inventory, the easier it will be to resolve any potential disputes.

Our property inventory clerk will list the complete contents of the property. This will include items such as doors, light fittings, carpets, curtains, smoke detectors, sockets, cupboards, and radiators. Any stains, chips, dents and general defects will also be noted. Any furniture remaining in the property that belongs to the landlord will be included and its condition clearly recorded. Our inventories include high resolution photos of the general décor and specific items of value.

The above is by no means an exhaustive list of what our inventory clerk will be looking for. A competent landlord will ensure that a professional inventory is carried out when letting a property.

Where relevant, a professional inventory will also include any utility readings.
