Gas Safety Certificate

It is a legal requirement for landlords to obtain a Gas Safety Certificate by having all the gas appliances in a rented property safety-tested every 12 months by a Gas Safe registered engineer. The engineer will produce a landlord Gas Safety Certificate. The landlord must ensure that all fittings and flues are maintained in a safe condition and records kept accordingly.
Failure to produce a valid Gas Safety Certificate can result in prosecution and may also invalidate your property insurance. Badly installed or maintained gas appliances are dangerous and can cause death through carbon monoxide poisoning and in severe cases the landlord could be charged with manslaughter.
